  • @loidavelas — median 3.5K, best 48.7K, on camera in all 20 reels. The one reel with a hard "link in bio" CTA earned 3.3x the account's median engagement.
  • @tacomajones — a local Tacoma agent at ~2.2K median. Reels featuring the creator's face earned 1.81x the engagement of faceless ones — yet 0 of 20 reels used captions, a wide-open opportunity.

The rest of the accounts — including @mermaidrealtor, @tayadicarlo, and @ideasforrealestate — told the same story at different scales. Whether an agent was pulling 300K views or 2K, the levers separating their best reels from their worst were strikingly similar. Which brings us to the patterns.

6 Patterns Behind Real Estate Reels That Get Views

1. The first line does most of the work

Across all 10 accounts, the single biggest predictor of a reel's performance was the hook. The winners open with a specific bold claim or a curiosity gap in the first two to five seconds — "the largest modern residence in the US," "wait until you see the backyard," "nobody drinks at real estate conferences anymore." Vague or slow openers sank, no matter how good the footage was.

2. Show your face — usually

Reels featuring the agent on camera consistently out-engaged faceless ones: 1.81x versus 0.80x for one account, 1.65x versus 0.78x for another. People follow people, not listings. The exception proves the rule — a stunning POV clip can go viral without a face — but for building a personal brand as a real estate agent, being on camera wins.

3. Captions are the easiest win nobody's taking

This was the most glaring gap. Several accounts used captions on almost none of their reels — one used them on zero of twenty. 4. Almost nobody makes a clear ask
